Selling your home is all about knowing the local housing market. Pricing your home correctly is crucial to maximizing the highest selling price possible. - Prepare your mindset:

Remember the goal with your preparations, the goal being the sale of your home for hopefully a great profit.
That means, you have to strip your mind of every sentimental attachment you have, because your personal experiences will not transfer with this home.

What will transfer is a welcoming presentation for a buyer who will have their own lifestyle and expectations.
You now have to look at your own home with a critical eye! What is considered sentimental, and what could be considered staging to show value?

- Prepare your presentation for buyers:

Prepare your home so that the presentation emphasizes a desirable lifestyle - that means you remove all personal items like pictures of your family, sentimental decor like ribbons, trophies, personalized calendars etc.
This step of the preparation happens to fit perfectly with your impending move! Start packing boxes with everything you're planning on taking with you. Trinkets, collections of figurines or collectible toys, hunting trophies, decorative plates - all the items that mean something special to you but generally wouldn't be found in a model home can be safely packed away for your move.
If you have a variety of furniture pieces that may not match, start removing some of those items to minimize the amount of furniture in each room. 
This will help show off the space better, as well as minimize potential distractions for buyers as they tour the home.

- Sights and Sounds !

The presentation of your home can change dramatically when you consider what adjustments you can make with flooring and walls, as well as window dressings.
Could the living room use new carpeting or rugs to create an updated, welcoming presentation?
Could the drapes be removed or lightened in some way to bring in more light?
Could the walls use a new coat of paint? 
Remember that lighting in general will have a tremendous effect in creating a welcoming atmosphere. Light colored walls, soft draperies, and even light bulbs that give off warm yellow light can help brighten the space and make any room feel more welcoming.

- Curb appeal, and Why it matters !

 
It doesn't take much to entice a potential buyer into giving your home a chance!
Simple steps such as placing large, decorative flower pots filled with colorful vegetation can transform any front door.
Paint your front door if necessary, use welcoming colors. In general, the color red is not recommended, that color in a person's subconscious means 'stop', 'danger', 'caution'. Although you may love the color red, eliminating any potential hurdles when you're trying to appeal to the most amount of people will be to your benefit.
And finally, just leave the porch light on! Find an energy efficient light bulb and keep that porch light on all the time.
Your potential buyer may be driving by your home after work, at sunset or even at night - and what a cozy presentation your home will give off with that soft porch light brightening up the entrance to your home.

- Perfume, Smells, Allergens

The perfume industry is rife with options for candles, sprays, plugins and more to keep your home smelling like a prairie on steroids.
DO NOT USE PERFUMES to scentify your house.
Any and all of the candles, melts, sprays or plugins are filled with contents that include carcinogenic ingredients.
In other words, not only will those scented products release toxic fumes that you shouldn't be breathing in on a regular basis - but most people are allergic to these ingredients.
Those allergies manifest themselves first by a person suddenly coughing.
They will notice their eyes tearing up.
They will start feeling a headache coming on.
Most people won't notice these symptoms right away, but as they continue to tour the house filled with chemicals floating through the air, the symptoms will get stronger. 
Children are more easily affected by these chemicals and will easily start fussing and crying - thereby distracting the parents from the actual home tour.
As a side note - plugins are part of number four on the Top Ten list for house fires, Electrical Fires and Malfunctioning or Defective Products. There is nothing good to be said for these scented contraptions.
But what about creating a smell that is enticing, without risking allergic reactions??
Well there are simple solutions for those of you who want to entice a buyer's nose into loving your home as much as you did.
- Boil a pot of water on your stove, throw in some cut lemons and maybe even some lavender. Let that water simmer. It will create a beautiful, crisp, clean smell throughout the home!
- Place dryer sheets on top of your window blinds. The clean smell they give off will permeate through your house.
- Clean rooms with white vinegar to eliminate any hidden odors you might not even notice. 
And there you have the basics: You're now ready to show off your home in all its glory!
